What is the best combi boiler for a 3 or 4 bedroom house?
This depends on how many radiators are required, as well as how many bathrooms you have. For a medium 3 – 4 bedroom house with up to 15 radiators, 1 bathroom and an en-suite bathroom, a 25KW – 34KW combi boiler would be sufficient. For a large house with anything up to 20 radiators and 2 bathrooms, a 40KW combi boiler could be used or a 35KW – 40KW floor standing combi boiler that has a higher capacity hot water flow rate would be required for a property with more bathrooms.
Is there a specific size of boiler that I need?
This depends on a number of things such as:Size of house; How many rooms; How many radiators; andHow many bathrooms there are. A rough guide for a small house with up to 10 radiators and 1 bathroom would be a 24KW boiler. For a medium 3 bedroom house with up to 15 radiators with 1 bathroom and an en-suite, a 28KW – 34KW boiler would be required. For a larger property with up to 20 radiators and 2 bathrooms, a 35KW – 42KW boiler would be required.
What are the are the advantages of installing a combi boiler?
They are renowned for being cost effective and energy efficient as water is heated instantly rather than being heated then stored in a cylinder. You have water at mains pressure which is really great when showering! It is also ideal where space is at a premium or is limited. No cylinders or storage tanks are required, therefore reducing pipework and reduces the overall installation costs associated with the installation of a new heating system.
Will a boiler service fix my faulty boiler?
Not always. A boiler service is carried out to clean the main component, check its safety and its running efficiency. A faulty boiler should be repaired/diagnosed by an engineer on a breakdown visit.
Do I need a flue liner for a gas fire?
It is not always necessary for a flue liner to be used when installing a new gas fire. The first thing to consider is what the manufacturers instructions advise. It also depends on the type and condition of an existing chimney before installing a new gas fire.
Do I need a chimney for a gas fire?
There are different types of gas fires, some of which do not require a chimney. It is best to check with the manufacturers direct for the legal requirements.
How much does it cost to install a combi boiler?
How long is a piece of string? This depends on a number of factors such as:The type of boiler required;Does the existing system have a cylinder or storage tank that requires removal, orWhat type of room thermostat is required. Prices can range from £1800 – £2500, but could vary due to the type of property you have.
What is a condensing boiler and how does it work?
These boilers are high efficiency boilers that are able to make better use of the heat generated from burning fuels such as gas or oil. The heat from the flue gases are recycled back into the heating system, thus saving otherwise wasted energy.
How long do boilers last?
This very much depends on how it was installed, has it been serviced regularly, has a filter been installed and the water quality. Well maintained boilers can last for years, whereas poorly installed and lack of regular maintenance may only last a few years.
What is the best combi boiler for a one or two bedroom house or flat?
A 24 KW combi boiler would be sufficient.
Where is the best place to install a combi boiler?
A storage cupboard, utility room or kitchen are some recommended places. Best practice is preferably as close to the gas meter as possible and on an outside wall with easy access to the flue.
What are the disadvantages of a system boiler?
Your hot water may need to be reheated. It requires more space than a combi boiler, plus the cylinder increases the overall cost of the installation.
What are the advantages of a system boiler?
These are great for high hot water demand, provide a stronger water pressure, there is no need for a cold water feed tank and are compatible with solar thermal.
What is the best combi boiler?
This comes down to personal preference. Many of the modern brands are very reliable and reasonably priced. It generally comes down to which manufacturers offer the best warranties and overall customer service.
What are the disadvantages of installing a combi boiler?
The system can sometimes struggle to meet the high water demand, which can provide a lower flow rate. If the combi boiler does break down, you lose both the heating and hot water.
Why does the pressure keep dropping on my combi boiler?
There could be a number of reasons, for example, the pressure relief valve may be leaking, or there is an issue with the expansion vessel, a leak in a radiator valve(s) or a leak in the heating pipework.
What is a combi boiler, and how does it work?
It is both a high efficiency water heater and a central heating boiler in a single unit. The water is heated from the mains when you turn on the tap through a heat exchanger. There is no need for a hot water storage cylinder or a cold water tank in the loft.
What is included in a boiler service?
A service usually includes the usual inspection of the flue, boiler controls, gas and pressure flow, internal components, safety devices, gas pipework for leaks, electrical checks, seals and checking that the gas combustion readings are correct and safe (flue gas analysis).
How long does a boiler service usually take?
A full service should take anything between 45 minutes to an hour if carried out properly.
When is the best time to service your boiler?
It makes much more sense to have your boiler serviced in the summer months to help make it ready for the winter months.
How Often Should My Boiler Be Serviced?

Is a boiler service a legal requirement?
There is no legal requirement to have your boiler serviced unless you are renting out your property, in which case, it must have an annual gas safety inspection carried out and certification to say that this has been completed. If you choose to not have your boiler serviced annually, this could void your warranty.

What Size of Radiators Do I Need?
Measure room length (into feet), width and height, then multiply total in cubic feet x 5, then you will have the correct radiator size in BTUs.
E.g. Room size 720 cubic feet x 5 = 3600 BTUs
If you need to recalculate into KW ÷3.41 e.g.3600 ÷ 3.41=1055 watts = 1.05 KW.
Length of room in metres – L x W x H = M³
E.g. 60m³ x 153 (BTU = 9180 ÷ 3.41 (KW) = 2692 Watts = 2.69 KW
